Administrative:     

Chairman Hans Klingzahn opens the meeting at 7:00 pm.           

Roll call: Present: Hans Klingzahn, Cris Phillips, Theresa Cuchelo, Stephanie Renino, Reylene VanGeldern, Hilary Roberto and Matt Vetare. Also present: Pete Phillips, Deputy Mayor and Liaison the Planning Board, Attorney Greg Supple, Larry Paggi, Village Engineer, Sarah Brown, Village Planner,  Tom VanTine, Building Inspector and Don Van Nostrand, Board Secretary.

Chairman Klingzahn establishes that there is a full board and there is a quorum.

Chairman Klingzahn entertains a motion to approve the minutes for the meeting held on May 21,  2015. Motion by Cris Phillips to approve and seconded by Reylene VanGeldern.

Votes for: 5 Votes against: 0 Motion carried.

 

Review:

 

            1. Thurston Café                      - 1003 Main Street                - Site Plan Application

                Applicant:                             - Chris Lapine                      - Chazen Company

               

            Chris Lapine reviewed the revised plans which addressed the proposed parking issues on Cary

            Avenue.

 

           Attorney Greg Supple informed the applicant representative that a demolition permit for the

           removal of the garage would be required. The permit would be issued by the Building Inspector

           and that it would have to be presented to the Village Board of Trustees for approval. Attorney

           Supple also stated that the neighboring shed near the property line was not an issue and as

           far as the proposed new shed in the buffer area can be allowed by the Planning Board under 171-

           36C of the Village Code.                        

           Sarah Brown, Village Planner covered her comment letter (on file).

           Larry Paggi, Village Engineer covered his comment letter (on file).

 

           Chairman Klingzahn informed the applicant that the Village attorney and consultants concerns 

           have been addressed and that the project can be scheduled for a future meeting. He also stated

           that the Planning Board is now lead agency on this project.

 

          2. Sal’s Pizza ll                           - 973 Main Street                   - Seasonal Café Application

              Applicant:                              - Patrick Gjokaj                       - Business Owner

 

         Chairman Klingzahn entertains a motion to approve a Seasonal Café Application for Sal’s

         Pizza ll however will need to return next month for a review of the proposed fencing and

         lighting. So moved: Cris Phillips Motion seconded by Theresa Cuchelo. Votes for: 5 Votes Against:

         0 Motion carried.

 

         3. Vanikiotis Retail &                 - Route 9                                   - Site Plan Application

             Office Development

             Applicant:                                  - Steve Tinkelman                   - Tinkelman Architects

                                                               - Bob Turner                            - Tinkelman Architects

                                                               - Joe Berger                              - Berger Engineering

 

          Steve Tinkelman updated the board on the project since the last meeting held on April 16, 2015.

          Sarah Brown, Village Planner reviewed her comment letter (on file) and informed the applicant

          that a public hearing would have to be held because of the Special Permit for the drive thru

          window.

          Larry Paggi covered his comment letter (on file).

          Attorney Greg Supple said he was satisfied with the easements sent to him and will be looking for          

          a Stormwater Maintenance Agreement from the applicant.

 

          Chairman Klingzahn entertains a motion so that the board can issue a negative declaration for           

           SEQR. So Moved: Theresa Cuchelo Motion seconded by Stephanie Renino Votes for: 5 Votes   

           Against: 0 Motion carried.

 

           Chairman Klingzahn entertains a motion to set a public hearing for July 16, 2015 on this project.

           So Moved: Cris Phillips Motion seconded by Reylene VanGeldern. Votes for: 5 Votes against: 0

           Motion carried.

 

Chairman Klingzahn entertains a motion that the planning board recommend to the Village

Board that a three month extension be granted to the Comprehensive Plan Committee to

to complete their review and findings. So moved: Reylene VanGeldern Motion seconded by

Stephanie Renino Votes for: 5 Votes against: 0 Motion carried.

 

Building Inspector Tom VanTine updated the board on the work being done on the Main Street Plaza.

     

Chairman Klingzahn entertains a motion to close the meeting.

Motion by: Reylene VanGeldern, Seconded by: Stephanie Renino

Votes for: 5 Votes against: 0 Motion carried. Meeting adjourned.
