Administrative:
Chairman Hans Klingzahn opens the meeting at 7:00 pm.
Roll call: Present: Hans Klingzahn, Cris Phillips, Theresa Cuchelo, Matt Vetare, Reylene VanGeldern. Alternates: Steve Brown and Caitlin Brozier. Also present: Pete Phillips, Deputy Mayor and Liaison to the Planning Board, Brandon Knapp, Fire Chief of the Village of Fishkill Sarah Brown, Village Planner, Larry Paggi, Village Engineer, Victoria Polidoro, Planning Board Attorney and Don Van Nostrand, Board Secretary.
Chairman Klingzahn entertains a motion to accept the minutes for the meeting held on April 20, 2017. Motion made by Cris Phillips to approve. Motion seconded by, Reylene VanGeldern Discussion none, all in favor, Aye. Motion carried.
Review:
1. The Finer Things Boutique - 1119 Main Street - Sign Permit Application
Applicants: - Alexis Scofield - Business Owner

Chairman Klingzahn reads a memo from Building Inspector, Tom VanTine stating that
the sign complies with the Village sign regulations. Chairman Klingzahn entertains a motion.
Cris Phillips moves to approve a sign permit for The Finer Things Boutiques as per the
application. Motion seconded by Reylene VanGeldern. Discussion none, all in favor. Aye.
Motion carried.
2. Alan V Tapp, Ph.D. - 1012 Main Street - Sign Permit Application
Applicant: - Alan V Tapp, Ph.D. - Business Owner

Chairman Klingzahn reads a memo from Building Inspector, Tom VanTine stating
that the sign complies providing that the signage on the front of the building and window
are removed.
Jessica McKeon of Fast Signs explains that another tenant will be sharing the space and
will be putting a sign on the building.
Theresa Cuchelo moves to accept the sign for Alan V Tapp as per application. Motion
seconded by Cris Phillips. Discussion none, all in favor. Aye. Motion carried.
3. Ouart Residence - 25 Broad Street - Certificate of Appropriateness
Applicant: - David & Margaret - Property Owners 25 Broad Street

Chairman Klingzahn reads Building Inspector, Tom VanTine’s memo to the board stating
that the proposed iron hand rails are code compliant and defer to the board on the color
change to the front door.
Matt Vetare moves to accept the Certificate of Appropriateness for David and Margaret
Ouart as presented. Motion seconded by Theresa Cuchelo. Discussion none, all in favor. Aye.
Motion carried.
4. Stephanos Restaurant - 1053 Main Street - Certificate of Appropriatenss
Applicants: - Carmine Mazzola - Business Owner
- Patricio Patino - Business Owner
Business Owner Carmine Mazzola presented the color samples of the pavers to be installed
on the new proposed patio to be constructed in front of the restaurant as well as the black
iron fencing surrounding the patio. The patio would include 9 post with lights and 1 gate.
Chairman Klingzahn reads Building Inspector, Tom VanTine’s comment letter (on file)
on the proposed patio.
Chairman Klingzahn entertains a motion.
Reylene VanGeldern makes a motion to approve a Certificate of Appropriateness for
a patio in front of the building for Stephanos Restaurant. Motion seconded by Matt Vetare.
Discussion none, all in favor. Aye. Motion carried.
5. Ram Hospitality - 21 Schuyler Blvd - Site Plan Application
Applicant: - Raksha Patel - Business Owner

Tom DePuy representing the business owners presented the plans to add an addition to both
ends of the building to add rooms. It will add 20 additional rooms and enlarge public area.
A concern of the number of parking spaces shown on the plans were voiced as a concern by
the board.
Village Planner, Sarah Brown covered her comment letter (on file).
Village Engineer, Larry Paggi covered his comment letter (on file).
Brandon Knapp, Village of Fishkill Fire Chief voiced a concern on the plans showing the
stairwells not being located at the end of the hallways. He said that the stairwells should be
relocated to the end of the buildings.
Victoria Polidoro stated that if a variance is required for parking a co-ordinated review
would be required between the planning and zoning boards. A motion would be required
for an unlisted and co-ordinated review.
So moved, Cris Phillips. Motion seconded by Theresa Cuchelo. Discussion none. All in favor.
Aye. Motion carried.
